Want to Sell Your Palm Springs Area Home Without Waiting for a Traditional Buyer? Here's Another Option.
Selling a home is exciting when everything goes according to plan. You list your property, buyers come through, an offer arrives, and before you know it, you're planning your next chapter.
But what happens when the buyers aren't showing up?
What if you've already made plans to relocate, downsize, or purchase another property, but your current home just isn't selling?
That's exactly why I wanted to talk about an alternative that many homeowners don't even realize exists.
And this one hits particularly close to home for me. My husband and I are selling our own house right now, so believe me, I understand what it feels like to be on the waiting side of a real estate transaction!
After more than 28 years in real estate, I've seen plenty of markets. One thing I've learned is that having options matters, especially when the market isn't cooperating with your timeline.

Why Selling a Home Can Feel Different in Today's Market
As of October 2026, many sellers are facing a challenging combination of higher mortgage rates, cautious buyers, and longer marketing periods.
According to Freddie Mac, the national average 30-year fixed mortgage rate was 7.40% as of October 15, 2026.
That's a meaningful affordability challenge for buyers compared with the lower rates we experienced earlier in the decade.
Here in the greater Palm Springs area, we also have our own seasonal real estate patterns.
Historically, our desert communities tend to experience increased buyer activity during the winter and spring, when more visitors and seasonal residents are in the area. Of course, that doesn't mean properties can't sell during the rest of the year. They absolutely can!
But what if you don't want to wait for the next wave of buyers?
What if your next chapter is ready now?
What Is a Cash Offer Program?
When most homeowners hear the words "cash offer," they immediately think of investors looking for deeply discounted properties.
And sometimes that's exactly what those offers are.
But today's cash-offer options aren't all structured the same way.
Some companies purchase a home outright at an agreed price. Others offer programs that combine an initial cash purchase with the opportunity to benefit from a future resale.
One of the programs available through my real estate partnerships is called Cash+.
It's designed to give qualifying sellers the convenience of an initial cash purchase while allowing them to participate in the financial outcome when the property is eventually resold on the open market.
It's different from a traditional sale, and understanding that difference is important.
How Does the Cash+ Program Work?
Let's walk through the basic process.
Step 1: Request an Initial Cash Offer
The first step is to provide information about your property through my cash-offer platform.
This helps identify potential options based on the home's characteristics, estimated value, condition, equity, and other eligibility requirements.
The initial numbers are a starting point, not a final guaranteed offer.
Step 2: Review the Offer and Financial Details
If the property qualifies, the buyer can evaluate it and provide more detailed terms.
This is where I want homeowners to pay particular attention.
The important number isn't simply the offer price.
It's the estimated amount of money you'll actually receive, when you'll receive it, and what happens if the home later sells for more or less than expected.
A Cash+ transaction can involve program fees, resale costs, a reserve, and other property-specific adjustments.
We'll want to walk through those figures carefully before making any decisions.
Step 3: The Cash Buyer Purchases Your Home
If you decide to move forward, the buyer completes the necessary inspections, underwriting, and escrow process.
At the first closing, ownership transfers to the cash buyer, and you receive the initial payout after applicable costs, loan payoffs, and reserve amounts.
Once the buyer owns the property, the buyer generally assumes responsibility for ongoing ownership expenses such as property taxes, insurance, utilities, and HOA dues under the applicable program terms.
That can make an enormous difference for someone who wants to stop carrying an unsold property.
Step 4: Your Property Is Resold on the Open Market
Here's where the program gets interesting.
Rather than simply purchasing the property and keeping the entire benefit of a future resale, the Cash+ structure includes a second transaction.
The property is listed for sale, and the cash buyer seeks a traditional buyer on the open market.
During this period, the investor owns the property, while the original seller has already received the initial payout and relinquished ownership.
Step 5: Your Final Payment Is Calculated
After the property resells, the reserve is reconciled based on the resale outcome and the contract terms.
If the property sells at the anticipated price, the remaining reserve may be returned.
If it sells for more, the seller may benefit from the additional proceeds.
If it sells for less, that difference may reduce the amount returned from the reserve.
This means the seller retains some exposure to the future resale outcome, even after the first transaction has closed.
It's important to understand this before choosing the program.
What Does a Cash+ Offer Cost?
Convenience has a cost, and I believe homeowners deserve a straightforward explanation.
According to Zoodealio's published program guidance, a typical Cash+ offer includes a 6% program fee, along with a separate 5.5% resale fee covering agent compensation and resale closing costs. The program fee can be higher for certain properties.
There's also a reserve that varies based on the property and the buyer's assessment of resale risk.
Additional adjustments may apply depending on the transaction.
These amounts should be evaluated as part of a written net proceeds comparison rather than relying on the headline cash offer.
For that reason, I don't recommend assuming a Cash+ offer will automatically produce a higher net than another cash buyer or a traditional listing.
Sometimes it may be competitive. Sometimes the traditional sale may be financially better.
The question is whether the combination of timing, convenience, costs, and potential resale proceeds works for you.
Why Would Someone Consider This Instead of a Traditional Sale?
There are several practical reasons.
-
Relocation: You have plans to move and don't want to coordinate everything around an uncertain sale date.
-
Downsizing: You've decided that maintaining your current property no longer makes sense.
-
Purchasing another home: You would like access to available equity for your next purchase, subject to the transaction's terms.
-
Carrying costs: You're paying ongoing expenses on a property you're ready to sell.
-
Lifestyle flexibility: You're ready for a change and would rather evaluate the cost of moving forward than keep waiting.
Not every homeowner will find the same option attractive. That's why comparing alternatives matters.
Traditional Sale vs. Cash+ vs. Direct Cash Offer
| Consideration | Traditional Listing | Cash+ | Direct Cash Offer |
|---|---|---|---|
| Buyer | Open-market buyer | Investor, then resale buyer | Cash investor |
| Timing | Depends on market | Potentially accelerated first closing | Often faster, subject to terms |
| Proceeds | Usually paid at closing | Typically two payments | Generally paid at one closing |
| Resale upside | Reflected in your sale price | Possible additional proceeds | Generally retained by buyer |
| Main tradeoff | Uncertain timing | Fees and reserve exposure | Potential price discount |
Each alternative has advantages and disadvantages.
The right choice depends on your property, equity, financial needs, timeline, and goals.
My Personal Perspective After 28 Years in Real Estate
Here's why this particular topic means something to me.
My husband and I are currently selling our own home.
We have plans for our next chapter, and in an ideal world, we'd simply put our house on the market, find the right buyer, and move forward.
But the market doesn't always operate according to our schedules. Imagine that!
Knowing I can explore another option gives me a different perspective.
It doesn't mean I'm necessarily going to accept a cash offer. It doesn't mean that the numbers will work for my situation.
But I appreciate knowing there's another path to consider.
And that's really what I want homeowners to take away from this conversation.
You don't have to choose a cash offer. But you should know what your choices are.
Questions to Ask Before Accepting Any Cash Offer
Before signing anything, make sure you understand:
-
How much money will I receive at the first closing?
-
What are all the fees and transaction costs?
-
How much of my equity will be held in reserve?
-
What happens if the home resells for less than expected?
-
When will I receive the second payment, if any?
-
What repairs, inspections, or other adjustments could affect my proceeds?
-
How does the estimated net compare with a traditional sale?
A good real estate decision should be based on the full financial picture, not simply the appeal of a fast closing.
