Think You Know Rancho Mirage? There’s More to This Desert City Than Luxury Estates

When most people hear Rancho Mirage, California, a certain picture comes to mind.

Beautiful estates. Country clubs. Golf courses. Mountain views. And yes, a stretch of Highway 111 where you can shop for a Bentley, Ferrari or Lamborghini.

That reputation did not come out of nowhere.

Rancho Mirage absolutely has some of the most spectacular luxury real estate in the Greater Palm Springs area.

But that is only part of the story.

What surprises many buyers is how much variety exists here. Depending on what you are looking for, you can find condos, homes within country-club communities, traditional residential neighborhoods, newer construction, manufactured homes and, of course, extraordinary luxury properties.

Add presidential history, old Hollywood connections, Disney's Cotino community, outdoor recreation and some very specific rules regarding short-term rentals, and Rancho Mirage becomes a lot more interesting than its luxury reputation alone might suggest.

Yes, Rancho Mirage Really Does Have the Luxury Factor

Let's start with what Rancho Mirage is famous for.

Luxury is very much part of the city's identity.

There are gated communities, golf and country-club properties, architecturally significant homes and large estates throughout the city.

And then there is Highway 111.

Few communities can casually include Bentley, Ferrari and Lamborghini dealerships as part of the everyday scenery, but Rancho Mirage can.

The key is not to confuse the luxury end of the market with the entire market.

Because there is much more here.


Rancho Mirage Has More Housing Variety Than Many Buyers Expect

One of the most common assumptions I hear is:

"I'd love Rancho Mirage, but I'm sure it's out of my price range."

My response is usually simple:

Don't assume that until we actually look.

Rancho Mirage includes a wide range of housing types, including:

  • Single-family homes

  • Condominiums

  • Country-club properties

  • Gated communities

  • New construction

  • Manufactured homes

  • Luxury estates

That does not mean every type of home exists at every price point or that Rancho Mirage will fit every buyer's budget.

It simply means the city deserves a closer look before you rule it out based on its reputation.

I've even represented a buyer purchasing a manufactured home in Rancho Mirage that needed a little love but created an opportunity at a price point many people would never associate with the city.

Real estate can be funny that way. Sometimes the place you assume is outside your search ends up having options you did not know existed.


Even Rancho Mirage's Manufactured-Home History Has a Hollywood Twist

Only Rancho Mirage could somehow connect Bing Crosby and manufactured housing.

Blue Skies Village was developed by Bing Crosby and was named for the Irving Berlin song "Blue Skies."

It is a great example of something that runs throughout Rancho Mirage: desert living and Hollywood history tend to show up in unexpected places.

The city's connection with Hollywood goes far beyond one community, too.

Celebrities have been coming to the desert for generations, and Rancho Mirage became an important part of that story.


Sunnylands and Rancho Mirage's Presidential History

Perhaps nowhere is Rancho Mirage's history more visible than Sunnylands, the former winter estate of Walter and Leonore Annenberg.

The estate has hosted U.S. presidents, international leaders, British royalty and Hollywood figures.

Frank Sinatra and Barbara Sinatra were married there.

Richard Nixon spent time there.

Ronald Reagan conducted presidential business there.

Today, Sunnylands continues to be one of Rancho Mirage's most recognizable landmarks and an extraordinary piece of the city's history.

For someone interested in architecture, history or the legacy of the Greater Palm Springs area, it is worth knowing the story.


Then There Is Disney

Rancho Mirage's story is not only about its past.

It is also changing.

Disney selected Rancho Mirage for Cotino, the first Storyliving by Disney community.

Approximately 2,000 homes are planned upon completion, making Cotino a significant addition to the Rancho Mirage housing landscape.

There is also a fun historical connection.

Walt Disney owned a home and spent time in the desert, so Disney's decision to launch its first Storyliving community here brings the story somewhat full circle.

For buyers interested in new construction, Cotino adds yet another housing option to consider when exploring Rancho Mirage.

As with any new development, current availability, pricing, fees, amenities and construction phases should always be verified when you're ready to look.


One Very Important Difference: Short-Term Rentals

This is something buyers should understand before purchasing.

Rancho Mirage currently prohibits residential short-term rentals of 27 consecutive days or fewer citywide, with certain approved lodging uses treated separately.

That makes Rancho Mirage different from some neighboring desert communities.

Whether that matters to you depends entirely on your goals.

If your intention is to purchase a property specifically for short-term vacation rental income, Rancho Mirage may not fit that strategy.

If short-term rental use is not part of your plan, the restriction simply becomes another factor to understand when comparing communities.

And this is exactly why I tell buyers not to compare desert cities based solely on how close they appear on a map.

Palm Springs, Rancho Mirage, Palm Desert, Indian Wells, La Quinta and the surrounding communities can have very different regulations, HOA restrictions, housing inventory and ownership considerations.

A few miles can make a meaningful difference.


Rancho Mirage Is Not Just Golf Courses and Gated Communities

Golf is certainly a big part of the Rancho Mirage landscape, but outdoor recreation extends beyond the fairways.

There are parks, walking areas and desert trails throughout the city, including places such as:

  • Blixseth Mountain Park

  • Rancho Mirage Community Park

  • Butler-Abrams Trail

And, of course, the Santa Rosa Mountains create that unmistakable desert backdrop almost everywhere you turn.

That combination of mountain scenery, outdoor space, dining, shopping and residential communities is another reason buyers often end up considering Rancho Mirage after initially focusing their search somewhere else.


Should Rancho Mirage Be on Your Home Search?

Possibly.

Rather than deciding based on the city's reputation, I recommend comparing Rancho Mirage based on the things that actually affect your purchase:

  • Your budget

  • Preferred property type

  • HOA preferences

  • New construction versus resale

  • Golf or country-club preferences

  • Rental plans

  • Home size and lot size

  • Location within the valley

  • Ownership costs

  • How you plan to use the property

That creates a much more useful comparison.

After more than 27 years in real estate, one thing I've learned is that buyers sometimes eliminate areas far too early because of assumptions about price, property type or lifestyle.

Rancho Mirage is a perfect example.


The Bottom Line

Yes, Rancho Mirage has the spectacular estates, luxury cars, golf and glamour people expect.

But it also has Hollywood history, presidential history, Disney, outdoor recreation, condos, country-club homes, manufactured housing, newer construction and a much broader range of residential options than many buyers realize.

So before you decide Rancho Mirage is or isn't for you, take a closer look.
